+ manage renovation project

When we met these clients, they were already in planning stages to add a loft space above the existing living room. After reviewing their plans, we confirmed that the design was well thought out. With some suggestions regarding lighting and window locations we approved the design to proceed.
The benefits of having a separate den for the kids and visiting friends is a perfect plan for the whole family.

We updated most finishes including painting almost the entire house, updated lighting fixtures, counter tops, plumbing fixtures, cabinet hardware and hand applied a european plaster treatment on the very red brick fireplace that made a huge difference to the whole room.

The rest of our design involved creating a furniture layout plan that would encourage use. No longer the formal "museum" living room - dining room and breakfast great room but engaging warm spaces that are relaxed, intimate and visually stimulating.
Our design had to be very smart considering the spaces were larger. The furnishings layout could not be too lean to create intimacy and provide ample seating and not too full, so the home would not feel crowded when entertaining guests or parties.

Our design had to be very smart considering the spaces were larger and interconnected. The furnishings layout could not be too lean because we wanted intimacy and to provide ample seating. On the other hand, having too much furniture can take up valuable space and risk the feel of crowdedness when entertaining guests or parties.

The custom furnishings, art and accessories we selected for our client are mostly modern and midcentury Scandinavian. We also layered in Italian and American pieces including great vintage finds. We also mixed in the best of their previous furnishing to result with a layered and collected over time look.

Special thanks to our OC team!
Extra special thanks to Ginger the family dog who wanted to be in every picture, daughter J.P., who taught us a new photography trick, and of course C + J and the rest of kids.

"Gentlemen,
It's been a year or so since you completed the work at our house, and I want to circle back with some follow up comments. While it's fun to have the reveal and see it for the first time, and to see the carefully staged photos on your website, the real measure of success is in how it all works for us on a daily basis. You guys simply nailed it. We are getting great (and practical) use out of every room and piece of furniture, and wife and I still smile every time we walk through the door. Kids, guests and even the dog are all comfortable and relaxed here and we could not be more pleased.
Thanks again. Hope all is well. --
J. P."
